Real estate transactions and socio-residential substitutions in Seine-Saint-Denis
Transactions immobilières et substitutions socio-résidentielles en Seine-Saint-Denis

Understanding residential mobilities and the processes of social and spatial specializations requires suitable data that allows for both the long-term evaluation of the process and also the defining of the various motivations of real estate buyers and sellers. Using the Base d’informations économiques notariales (BIEN – a notarial economic database) allows these goals to be attained, at least in part. Despite certain flaws, the database does offer information on residential flows and on the spatial valorizations linked to the socio-economical profile of investors. This paper studies an example of gentrification using the socio-residential substitutions recorded in the BIEN database. The case study is located in the Seine-Saint-Denis département, one of the poorest in the Île-de-France.
Appréhender les mobilités résidentielles et les dynamiques de spécialisation socio-spatiale nécessite de recourir à des informations adaptées, permettant tout à la fois d'évaluer les processus dans la durée et de discerner les motivations des acquéreurs ou des vendeurs. Le recours à la base d'informations économiques notariales (BIEN) permet de répondre partiellement à ces objectifs. En dépit de certaines faiblesses, cette base renseigne sur l'orientation des flux résidentiels ainsi que sur les processus de valorisation spatiale liés aux profils sociaux des populations qui les investissent. Au travers des substitutions socio-résidentielles enregistrées dans BIEN sera analysé un phénomène de gentrification en Seine-Saint-Denis, département le plus paupérisé de la région Île-de-France.
